Normally, we spend about three hours (for houses between 1500 and 2500 square feet), looking for all visually apparent problems and any other “telltale clues” of potential problems that might exist in the home. Moreover, we encourage and welcome your presence throughout the inspection. After all, we feel that an important part of our inspection is to educate you about the type and condition of the home you want to buy. After we finish the inspection, we will fill out the The HomeBook® report, and answer any questions you might have.
By the end of our visit you should have: an excellent understanding of the overall condition of the home, a list of the items in need of repair (immediately and/or in the future), estimates of repair costs and information regarding any additional inspections that might still be needed in order to further evaluate a particular problem or safety concern. You’ll also have a customized annual maintenance schedule to help you protect your investment.
Since our inspection time is limited and since the inspection itself is limited to the readily accessible areas and features of a home, wherein only visual, surficial inspection techniques are used (e.g. we don’t pull-up carpet, move furniture, tear-out walls or ceilings, dismantle system components, etc) our inspection does not guarantee that no unforeseen or undiscovered problems might still exist or that problems won’t ever develop in the future. No home inspection (or inspector) can guarantee that a home is problem free. For this reason, we require that all of our clients closely read and complete our standard home inspection contract. We will fax this to you whenever you call to set up an appointment, so you should have ample time to read it thoroughly and/or have an attorney review it.
Please be advised that JADE Home Inspection Inc. does offer a much more comprehensive and technically exhaustive home inspection that we call a “Survey Plus”. In order to develop a home-specific survey plus, we must meet with you (the homeowner/or buyer) at the site, preview the home, discuss the desired assurances you are looking for, and identify which inspection techniques will provide you with such assurances. Examples of advanced inspection techniques and their average associated costs are available upon request.
