Don't Buy A Property Without Lead Based Inspections and Testing
Lead based inspections performed by Jade Engineering and Home Inspection is in keeping with the U.S. Department of Housing and Urban Development’s “Guidelines for the Evaluation and Control of Lead Based Paint Hazards in Housing” Second Edition, July 2012. The purpose is to identify the presence and location of lead-based paints on any surface inside or outside the home. Congress passed the Residential Lead-Based Paint Hazard Reduction Act of 1992, also known as Title X, to protect families from exposure to lead in paint, dust, and soil. Section 1018 of this law directed HUD and EPA to require the disclosure of known information on lead-based paint and lead-based paint hazards before the sale or lease of most housing built before 1978.
Not all houses built before 1978 have lead-based paint, but the older the home is, the greater the likelihood that it contains lead paint somewhere inside or out. The only way to know whether there is lead paint in a home is with an inspection.
